Eastern Star Church, Indianapolis

Eastern Star Church was turned down five times for a $20 million third campus, despite financials stronger than 97% of the commercial book and the ability to cash flow new debt three times over. The church was putting $7 million down and had raised nearly $7 million through a capital campaign. They were declined for being a church, not on the merits. Trinity’s relationship with Eastern Star has continued into land development: roughly 35 single-family homes, 25 new apartments, and a 300-plus-unit acquisition now being fully renovated.

Living Water Fellowship, Indianapolis

Trinity has worked with Living Water Fellowship on two loan packages five years apart — first to purchase and renovate half of a facility, then to expand into the other half, alongside eight years of significant church growth.

A Philadelphia Congregation

A Philadelphia church holding valuable downtown land had offers from a university and a hospital, but chose a different path — bringing in 120 units of senior housing instead. When the developer’s first offer came in, David spent two hours on the analysis and rewrote the church’s counter. The developer accepted 24 hours later, at double the original deal.

League City, Texas

A church set on a $12–13 million ground-up build was advised to wait. It’s now considering a 33,000-square-foot former Catholic church at $2.5 million instead.
